|---|---|---|
| Pricing to the property | $0 a month. A one-time setup per property, and Laneo’s share comes only out of paid guest revenue, so the property never gets a monthly bill.[1] | No upfront software cost when permit and parking revenue runs through it on a revenue share.[2] |
| Who pays for permits | Residents pay $2 a month or less per vehicle, set by the property. No card fees.[1] | Residents pay online for paid permits, such as extra vehicles, reserved spots and garage access. The property can give each unit some free permits.[4][3] |
| Guest parking revenue | Guests pay an hourly rate the property sets, after free hours from their host.[1] | Paid guest parking, including overnight and extended stays. Guests register and pay online.[6][5] |
| Guest rules | Free hours per unit, paid tiers, split bill, nights in a row, nights per month, overnight window, blackout dates, cooldown.[1] | Limits on how long a permit lasts, how often a vehicle may return and how many guest permits a unit gets. Split bill, blackout dates and cooldowns aren’t listed.[5] |
| How guests register | Guests scan the QR sign or open their host’s link, enter their plate and park. No app or account.[1] | Guests find the property on its web portal and enter the unit number plus the last 4 digits of the resident’s phone number, or a Guest PIN.[7][6] |
| Property management systems | Synced automatically:[1] | Imports resident data from Entrata, Yardi and other systems. A live sync isn’t described.[5][9] |
| Gates and access control | On the roadmap:[1] | None. ApartmentPermits says it doesn’t operate garage gates or access-control hardware.[6] |
| Enforcement partners | Free plate lookup and violation log for every partner. Patrol also sees the reason and close-match flags.[1] | LPR reads the plate, state, make, model and color, and SafePlate flags close matches. The property approves violations, and tows and boots are invoiced in the system.[9][10] |
| Support for residents and guests | English and Spanish for residents, guests and support.[1] | ApartmentPermits says it doesn’t supply support to residents or guests and can’t help with their accounts.[11] |
| Permits and signs | The plate is the permit; a printed tag is optional. QR signs in English and Spanish come in your launch kit.[1] | Virtual permits tied to the plate replace hang tags and stickers. Residents sign the property’s parking addendum when they register.[4][8] |

Questions
Is Laneo an ApartmentPermits alternative?
Yes. Both run plate-based permits and guest parking for apartment communities. Laneo also helps residents and guests directly in English and Spanish, lets guests park from a QR sign, and syncs live with Entrata, RealPage and Yardi.
Which is better for apartments, Laneo or ApartmentPermits?
For most apartment communities, Laneo. Residents and guests get help in English and Spanish, guests park from a QR sign without asking for a code, each unit gets free guest hours before paid time, and residents sync live from Entrata, RealPage and Yardi. ApartmentPermits fits better if you want tow and boot invoicing in the same system.
Who helps residents and guests?
ApartmentPermits says it doesn’t supply support to residents or guests. With Laneo, residents and guests can reach our team in English and Spanish.
Do both check for look-alike plates?
Yes. ApartmentPermits has SafePlate, and Laneo shows patrol close-match flags, such as I and 1 or O and 0, before a tow. Laneo partners see whether a plate is valid, never a resident’s unit or name.
What happens if a tow is disputed?
Every permit change and plate lookup is saved to a hash-chained audit trail, with who did it and when. If a tow is disputed, Laneo puts together a tow dispute packet from that record, with evidence of the property’s signs under Texas Occupations Code chapter 2308.
Do we need to change our towing company?
No. Invite your current partner to Laneo. Plate lookup and the violation log are free for partners, and towing decisions stay with your property and its licensed partner.
How often is this page checked?
